Richland Chambers Lake Home Construction part 3 framing

Framing a house is the exciting part. Watching the "bones" of the house go up and the shape of it coming together is fun to watch. Framing is dramatically important in several ways.  The structure must be solid and sound with everything properly supported and connected.  2x4's and 2x6's are usually used for studs in the walls and window and door headers are normally larger pieces.  Depending on the spans of a particular area an engineer can determine the size and type of beams or trusses needed to carry the load.  In our house in The Shores on Richland Chambers we have 24" laminated beams in a couple of places.  A good framer can really help develop the looks of the house in several ways.  Window heights, opening sizes and locations just to name a few.  Take into consideration locations for breaker boxes, water heaters, AC units and built in cabinets during this stage. 

 Most framers will also install the roof decking, wall sheathing and build the soffits. Different types of house wrap and vapor barrier sheathing can be used.  We opted for regular house wrap since we are planning on using foam insulation.

House Construction on Richland Chambers, Step one

My original intention was to document the house building process, so here's goes the first installment to recap the last few months of construction.

Step One: Get a soil analysis.

Everybody knows the foundation is the most important part of any home. The soil analysis is accomplished by doing core samples on the building site, then the engineer prepares a report based on the sample. Around  Richland Chambers Lake  Navarro county has "highly expansive" clay soil which shrinks and expands depending on the amount of moisture in the soil. So an adequate foundation is critical. The soil analysis is then taken to an engineer along with your floor plans and he generates a foundation plan. In our area we see a lot of post tension, big beams and piers depending on the engineers recommendations.

The house pad is prepared by establishing the grade, then select fill is brought in, spread and compacted in 'lifts'. This is not a real glamorous stage of construction, however extremely important.

Home Construction

These may not look like much, but this is the pad for the house.  Improved fill has been brought in and put in place.  Our soils here are mostly clay based and they expand and contract according to the amount of moisture present.  The improved fill is put into place (in this case 30") to absorb the movement of the clay under the house.  We had boring samples done and a soil analysis based on the findings.  That analysis and our floor plan drawings are with the engineer now and he is designing our foundation.  Once that is done we will move forward with a concrete company to build the foundation.  

Lake Access on a Budget

For good water access on a budget a lot in The Shores with a boat slip in The Shores marina is a good way to go. The slips in The Shores marina were offered by the developer to buyers purchasing lots in The Shores.  The slips were sold out to lot owners with the purchaser receiving a lifetime lease on the slip.  There are now 9 lots for sale in The Shores that come with a lifetime lease on a slip.  The diagram has the slips available with the lot numbers beside them.  Right now they range from $25,000 to  $50,000.
