Fuel The FireFighters 2018 Update


Here on Richland Chambers when an unfortunate circumstance arises and you have to call 911 the first person to your door will be a Volunteer Fireman.  These volunteers give their time, energy and efforts to providing our community with first responder service.  They often work on shoestring budgets to do the critical work of keeping our community safe.  Proper equipment and training is vital to help them accomplish their mission. 
You Can Help!!

The Donations have been coming in and so far we have over $17,000.00 pledged including cash and silent auction items.

Last year's total was around $24,000, so we still have a way to go.  Our VFD's need your participation, donations and silent auction items to help keep our homes and lives safe in time of need. Together we can beat last year's total!

Help us support our local heroes Saturday September 1st by taking part in the Fuel the Firefighters Poker Run and Silent Auction!
This is the third year we are putting together a Poker Run on Richland Chambers combined with a Silent Auction with all the proceeds going to the Lakeshore Area VFD's.
A $25 donation to the VFD's gets you a Hamburger Lunch, entry into the Silent Auction, a wristband and Live entertainment by The FOG.  All the festivities are going to be at The Harbor Restaurant and Northshore Marina starting at 9am.  The Poker Run starts at The Harbor Restaurant and has 5 stops out on the Lake.  At each stop you will receive a Poker Chip.  When all your chips are collected come back to the Harbor Restaurant and trade them in for cards.  The top 4 winning hands will receive Amazon gift cards of $500, $300, two $100 prizes.

The Power of a Local Agent




I usually write our blogs and I hope you've found them useful and somewhat entertaining. But this time Julie has something to say and has taken over the keyboard... enjoy! 

Market knowledge is very important when choosing an agent to represent you in a real estate transaction.  It is considerably more important in a resort market such as ours, Richland Chambers Lake, where there is so much data to be gathered before making a decision to purchase a waterfront property. When we opened our office on the Lake in 2008, we had no idea of how much information gathering that would be required to properly serve our clients.  We quickly realized this fact and began to drive all the neighborhoods, pull all the plats, copy all the restrictions for the more than 60 subdivisions and  began our schooling of all things Richland Chambers Lake! We worked tirelessly 7 days a week those first few years to inculcate ourselves to be equipped to serve and become the RC Lake experts!

Questions that often arise on a daily basis are those related to HOA's, building requirements, subdivision amenities, lake fluctuations, lake depths, marina locations, boathouse building information, and whether or not RV's or Vacation Rentals are allowed in each of the subdivisions. These answers vary depending on the subdivision on the lake.  There are no two that are the same.

With the booming of real estate markets in metropolitan areas around us and the lack of inventory in those markets, we are seeing more and more agents getting out of their comfort zones and attempting to represent their clients in markets not within their scope of expertise.

Canon of Ethics is competency, to be knowledgeable and informed on market conditions that affect
real estate and exercise judgment and skill in performing these duties.

If you are considering a move to a lake area or resort market in the state of Texas, and feel loyalty to an agent where you currently live or in another market, and are unsure of the unknown, ask them to research agents and refer you to an expert agent in that market.  This enables your local agent to make some money while insuring that you are getting all the benefits of working with an agent that is equipped to handle your real estate investment and guide you through the lake buying process.

Real Estate is a part of your portfolio that requires extra special care and expertise. Like the rest of your investment portfolio, you must take extra care to avoid the pitfalls that could occur without a well equipped professional on your side.

Whether you are buying or selling, the local agent is always the best choice to protect your investment.  If you are selling a property, the benefits of hiring a local agent are numerous as well.
For example, market knowledge and pricing are key in getting your property sold.  Local area agents
in markets like ours, have been inside almost every home that has sold and everyone that is currently on the market for sale.  They can help you make specific comparisons to each of these competing properties that will help you to establish the best listing price that will achieve your goals of both time and money depending on your own motivations. They are also available to check on the property if you are an absentee seller.  They also have the benefits of knowing which marketing works and can implement the right tools.  But most importantly, and often overlooked, the agent you hire must be fully equipped with all the data and information needed to sell the lake area first.  Most lake area and resort buyers are shopping lakes and this is vitally important to the sell.  Out of town Agents are not equipped to sell in markets they do not know.

To sum it up, real estate is one of the most valuable and important investments you will make in your lifetime.  Protect that investment by careful selection of a real estate professional that is an expert in that market.

Rescue the Rescue Boat on Richland Chambers!


The rescue boat on Richland Cambers Lake needs rescue.  RE/MAX LakeSide Dreams and The Teel Team are organizing and helping sponsor a fund raiser to benefit RC 287 Fire and Rescue to get the Rescue Boat up and running and equipped with badly needed life saving equipment. We are in the planning stages of the event and more details will be rolled out as we go along.  

RC 287 Fire and Rescue is a non-profit organization, 
all donations are Tax Deductible

"The Green Eyed Lady" of Richland Chambers Lake






Yeah it's a little corny but go with it....I didn't come up with the name.


I tend to be a little nostalgic and somewhat sentimental about things. I appreciate and enjoy new technology, new vehicles, new boats... however there's definitely a soft spot for cool things from the past.  Saying that, I've acquired a 1978 model "The Deck Boat".  It was sitting under a carport on the South Side of Richland Chambers at a house we listed. I made a deal with the owner and poof! it's mine.

The first "The Deck Boat"s were built by Anchor Plastics in Gatesville, Texas in about 1969.  When they came out they were the first of their kind. Big, flat, wide bottom and lots of room on the deck.  A revolutionary design for consumer boats. They came with outboards or inboard (usually Chevy) motors with a MerCruiser Stern drive.  By the mid 90's the company sold and manufacturing, design and branding went other directions. "The Deck Boat Gatesville Tex." now exists in the boats that are still out there making a splash, so to speak...

This model is 19 ft, has a center console and is low profile. It has seating all the way around and for the most part is in pretty good shape.  I took it to TJ up the street at the boat shop to check it out. He showed me where it needed some work on the transom. I have come to learn and it makes sense, some of the wood in these old fiberglass boats will rot over time.  The thing is older than my kids by far, so it's to be expected.  TJ says its soon to be fixed and ready for the water.

My Plan is to put a pretty good sized trolling motor on the front with GPS capabilities and most likely a second battery.  I would also like to have a good GPS fish finder with all the cool stuff on it.  I'll need to do some modifications to it like putting in storage and rod holders. Also there are some electrical things that will need to be done. My friend Michael Landon has a 1994 model deck boat he has restored with a 150 HP Evinrude HO outboard on it. The picture below is on his boat back in the winter.
