Kayaking on Christmas Day!

You've got to love North Texas weather! Christmas day this year our youngest daughter Kelsey and I got in the kayaks and went for a spin on Christmas Day.  After we spent the morning drinking coffee, opening presents, playing games and enjoying family time, we were kayak bound. The lake was calm the temperature was perfect and a kayak adventure was had on Richland Chambers.  Granted we didn't see much of the 3rd largest lake in the state by kayak, but we did have a lot of fun.  Wildlife is abundant on the lake and we saw Egrets, Great Blue Herons, Mallards, Cormorants, White Pelicans and many other wonderful birds.  Great fun on a Christmas afternoon.
Since then it has gotten colder and the kayaks haven't seen any action.  Our first freeze is forecast for this Saturday night and I have to admit it is time for some winter weather

Richland Chambers Lake Dam and Spillway Video 10_27_15


  I got a chance to fly with my Buddy Roy in October after a bunch of rain, imagine that in 2015 for north Texas. Check out all the water... Richland Chambers Lake is full!

 One really great event in 2015 for Julie and I was getting a new boat!  Yeah Baby!  We have had a 23' 2003 Bennington Tritoon that served us well for the last few years. We enjoyed it thoroughly and discovered Richland Chambers Lake on that boat.  (If anyone is interested in buying it let me know, I'll sell it cheap!)

 But 2015 was the year for a new ride.

We loaded up one July afternoon with some good friends from here on the lake, Mike and Laura plus our son Parker and headed to the Dallas Summer Boat Show. (I'm pretty sure I was the only one in the car that knew what was going to happen that night.)  We looked and looked at all the different brands but my heart was set on Bennington.  I like the size of the 23' boat, it's easy to get around in the tight spots we find ourselves in showing property to our customers and clients.





 
 We upgraded from a 115 hp Mercury on the old boat to a 150 Yamaha on the new one. It gives us plenty of power to pull a tube and give the rider(s) a thrill plus get from place to place quickly.   Bennington offers dozens of seating configurations to fit any needs.  Julie wanted the loungers in the back and I like the front and back decks for fishing. Though I can see a true fishing boat in my future, out there somewhere.....

I'm not trying to sound like a Bennington commercial as there are plenty of great boats out there. 
I will say one thing, a Tritoon boat is worth the money.  You get half again as much buoyancy as a pontoon boat which makes the craft ride higher in the water resulting in more stability, speed and maneuverability. Just my opinion....

Happy New Year from Richland Chambers!!

Happy New Year!
Wow! 2015 passed in an absolute blur.  The lake filled in May with the record 20+ inches of rain in Navarro County and we have been full since.  As soon as the lake filled up the phone started ringing and we had a whirlwind summer.  We spent a lot of time on the water with family friends and clients enjoying the lake, looking at property and catching fish.  2015 was incredibly eventful and with the New Year my "resolution" is to chronicle some of 2015 here in the blog an also keep up with what is sure to be a great and eventful 2016!!

This is a really cool house in a great location on Richland Chambers Lake. First off this has great water depth under the boat house and miles of open water views.  The pictures are from the summer (obviously) and even last summer there was still a little water under the boathouse.  The yard, front and back are absolutely great.  The house is 3321 square feet, lots of room, and has been remodeled very well.  Cool stuff everywhere. This place even has his and her garages













Yes, I guess I am a salesman, but this is a really cool place.

Been a while

Ok, its been awhile since the last post, a lot can happen in a month.
The market on Richland Chambers has heated up some this early spring.  I would not say it is burning the woods down but some things have started to move and we have closed a few homes. There have been 3 waterfront homes close in 2015 and 3 are pending.
Lake lots seem to continue to be slow with only two closing in 2015 so far.  It is tough to sell a lake lot when the water has been down now for over two years.
The recent rains are promising and the lake is up a little over a foot from it's lowest point of late. We are hoping for more rain to come.  Boat ramps are open at at least two points on the lake, Oak Cove Marina and Fisherman's cove on the south side.

The Saga of the Boat



The Saga of the Boat.

Well, 'saga' may be a strong word.  We have definitely had more exciting and even harrowing adventures on the boat over the years than this most recent tale, but here we go...
On a trailer for the first time in years
 A boat is a wonderful thing, especially on Richland Chambers with miles of lake to explore.  Last fall we were out checking out a place from the water and taking some pictures. Not paying enough attention and staring at my camera phone, we were blown into shore rather quickly.  While making a hasty retreat I hit something in the water.  We made it back to the slip ok and, long story short, after some relatively minor repairs and maintenance over the winter it was time to relaunch our trusty craft.  So last week while the temps were dropping with the help of two good friends and a borrowed trailer we launched the boat at Oak Cove Marina.   Richland Chambers Lake level is still pretty low but Jerry has done a good job with his ramp over the years.  Rooter and I took off and made the trip around to the Shores Marina and tied up in the slip.   Richland Chambers is a beautiful place.
